Here is what to consider before approving an installation or replacement.
What Is a Packaged Rooftop HVAC Unit?
A packaged rooftop unit places major heating and cooling components together in an outdoor cabinet. Supply ducts carry conditioned air into the building, while return ducts bring air back to the equipment.
Depending on the model and configuration, the unit may provide cooling with gas heat, heat-pump heating, or electric resistance heat. Ventilation and control options also vary.
Rooftop equipment can keep mechanical equipment out of valuable indoor space. Buildings with multiple units may also have separate equipment serving different areas.

Gas heat with electric cooling: Ask about gas-service compatibility, heating capacity, and the condition of existing connections.
Packaged heat pump: Ask how much heating the selected model delivers at your winter design temperature, what supplemental heat is included, and how that affects electrical requirements.
Electric resistance heat with cooling: Review the required electrical capacity and projected heating costs before choosing this configuration.
Also ask about capacity control. Some equipment operates in stages or varies its output, while other models have fewer operating options.

How Should You Compare Energy Efficiency?
Start by making sure the proposals are comparing equivalent equipment and rating methods.
Ask for the exact model, its applicable efficiency ratings, and an explanation of how those ratings relate to your operating conditions. A rating is useful for comparison, but it is not a forecast of your next utility bill.
Actual energy use depends on factors such as:
- Business hours and thermostat settings.
- Outdoor conditions.
- Building insulation and air leakage.
- Ventilation requirements.
- Equipment sizing and duct performance.
- Maintenance and control setup.

Do Not Overlook Ventilation, Humidity, and Controls
Temperature is only part of comfort. A building can reach the thermostat setting and still feel stuffy or clammy. Before choosing equipment, discuss outdoor-air needs, moisture removal, exhaust systems, and how occupied spaces are used.
